How to Price Hotel Rooms Without Guessing
Price your rooms from three inputs: your cost per occupied room, the demand for each period, and a weekly review. Add fixed monthly costs, divide by rooms sold, then add the variable cost per stay to find your floor. Build three season tiers, check three to five comparable competitors weekly, and raise rates with perceived value rather than guesswork.

Is there a "right" nightly rate?
There is a sustainable one: above your cost, aligned with demand for the period, and consistent with perceived value. Picking a number out of the air and holding it all year is the most common way to lose money — in the full weeks and in the empty ones.
Step 1 — Know your cost per occupied room
Add up your fixed monthly costs (staff, power, internet, maintenance, software) and divide by the rooms sold in a typical month; then add the variable cost per stay (breakfast, linen, cleaning, amenities). That is your floor — below it, occupancy is just loss with movement.
Step 2 — Build 3 season tiers

Map the whole year — city events change everything, and nobody remembers them at the last minute.
Step 3 — Use competitors as a reference, not as a rule
Look at 3–5 comparable competitors every week. If you are 30% below them with the same rating, you are leaving money on the table; 30% above with no perceived difference, you are losing the booking.
